Heathrow Niners Raise Money for Seminole House

One reason that I love living in Heathrow is the great people here.  I belong to the Heathrow Country Club Ladies Nine Hole Golf group referred to as “The 9ers”.  We held our annual Invitational Tournament this week, and donated the proceeds from our gift basket raffle ticket sales to The Kids House in Seminole County, Inc. at the Wayne Densch Family Trauma Center, a non-profit organization protecting abused children.  Kids House of Seminole, Inc. provides a child friendly facility for information gathering and treatment for victims of abuse. Their mission is to aid children by providing all necessary services for children who are victims of abuse from report and investigation through treatment and prosecution in a friendly, non-threatening environment. Heathrow FL Q1 Sales Show Strenght in Custom Home Market

Although homes sales continue to remain slow throughout Central Florida, Heathrow sales showed signs of strength during Q1, 2009. The number of sales was down 35% from Q1, 2008; however the type of homes shifted from predominately condo/townhomes and semi-custom homes to a larger percentage of custom homes.

 

Last weekend 3 additional custom homes went pending in MLS also indicating a thaw in the frozen home sales.  Are custom home buyers finally getting off the fence?  I hope so!  Here are all the stats YTD for 2008 and 2009:

Heathrow FL Continues to Command a Higher Price/SF

Over the past 4 years Heathrow, FL has commanded a higher price per square foot in the mid price range homes segment (priced between $300,000 to $600,000 and having a sales price per square foot  between $100/Sf and $200/SF).  In 2007 91% of the Heathrow FL sales in this category were priced between $161/SF - $200/SF as compared to all of zip code 32745 (Lake Mary/Heathrow, FL) which had 67% of transactions in this segment in the $161/SF - $200/SF range.  However, when the Heathrow sales are backed out of the 32746 sales, the remaining non-Heathrow sales segment falls to 27%.

Although prices have decreased in 20008, Heathrowcontinues to command a higher sales price per square foot. In 2008 50% of the Heathrow FL sales in this category were priced between $161/SF - $200/SF as compared to all of zip code 32745 (Lake Mary/Heathrow, FL) which had 29% of transactions in this segment in the $161/SF - $200/SF range.  However, when the Heathrow sales are backed out of the 32746 sales, the remaining non-Heathrow sales segment falls to 22%.

Lake Mary Florida Sales Decrease 55% from 3 Years Ago

The residential resale market continues to be slow throughout the Orlando region. Within Seminole County homes sold YTD (Jan. 1st – Oct. 15th) have decreased by 53% from the same time period 3 years ago.  The market segment within the Heathrow zip code of 32746 experienced a similar decline with sales decreasing by 55%. The following charts show the decline in homes sales in both Seminole County, as well as within zip code 32746.[1]

Sanford Orlando International Airport – One of Seminole county Florida’s Best Kept Secrets

If you’re planning to travel to/from the Orlando area, be sure to check out the Sanford Orlando International Airport.  It’s conveniently located in Sanford, Florida (about 8 miles from Heathrow), and offers non-stop flights to many U.S. and International destinations.  My family and I recently had to make a short notice trip between Orlando and Chicago.  We checked the Orlando International Airport first.  The fares for no advanced booking were in the $400 - $600 range per person – and that wasn’t for non-stop service!  I checked out Allegiant Air’s flights to Rockford IL. For the same week travel, and managed to get the outbound fare at $79 per person and the return for $89 per person.  We had about a 1 hour drive from Rockford to Chicago. However we estimated that we saved that much time due to the distance of the Orlando Airport from our home plus the extra time required for flying out a major airport.  There are also many non-stop flights to International destinations such as Iceland, the UK, and Belgium.  Check it out at  www.orlandosanfordairport.com/

Fay Brings Tons of Rain to Heathrow FL.

We’re entering our 3rd day of Tropical Storm, Fay, in Central Florida and Heathrow is getting drenched.  The local meteroligist is sayig that Fay is stalled over Central Florida so that we can expect it to remain all day long.  Ironically Seminole County schools are open today after being closed the past 2 days, and this is the worst day yet! Winds are gusting at > 40 mph.  I’m afraid of getting blown away when I walk my dog!  Do you think we should start building an ark?

July Sales of Heathrow Fl. Homes Remains Strong

Thirteen homes/condos sold in Heathrow during July 2008.  This is the same number of residences that sold during July, 2007.  However, prices have decreased from last year an average of 6.4%.  The numbers are somewhat skewed due to a recent home sold in Heathrow Woods at $2.25M. Heathrow FL Home Sales Decline 54% from Last Year

This is Part 3 of 2008 1st Half  Heathrow, FL Real Estate Sales

Heathrow is a lovely, gated, golf course community located north of Orlando, FL. It consists of custom and semi-custom single family homes, condos, and townhouses.  112 single family homes were sold in Heathrow in 2007, of which 51 were custom homes and 61 were semi-custom homes. During the first half of 2008, 31 single family homes were sold, of which 13 were custom homes and 18 were semi-custom homes.  This represents a decrease of 54% in homes sold from the 1st half of last year to this year.  Here’s the breakdown by quarter:

 Prices have also decreased during this time period.  Custom home price per sq. foot have decreased 33% from $280.23 $/SF in Q1, 2007 to $189.01 $/SF in Q2, 2008.  Semi custom homes decreased 7% during this period.
